A roof leak is water entering through the roof system or related exterior details. Not every interior water stain is automatically a roofing leak, though. Condensation from high humidity, attic ventilation issues, or a leaking plumbing fixture can sometimes look like a roof leak from inside the home.

Why It Matters

Small leaks can damage insulation, drywall, decking, framing, and interior finishes if they are not found and corrected.

Common Problems

Common leak sources include pipe boots, valleys, chimney flashing, roof-to-wall intersections, ice dams, missing shingles, and improperly sealed penetrations. Other issues can mimic a roof leak, including condensation, bathroom or kitchen exhaust moisture, high indoor humidity, and plumbing leaks above or near the stained area.

Roof assemblies should be installed to shed water and resist weather intrusion according to manufacturer instructions and applicable code requirements.
